MAINTAINERS

If your buffing your floors, the best way to ensure the longest performance from your floor finish program is to use maintainers.   Programmed use of maintainers keep the film in excellent condition so dirt and damage are resisted.  Maintainers cost more than cleaners alone.

TYPES OF MAINTAINERS

FILM FORMERS VS NON-FILM FORMERS
Maintainers that contain polymer are referred to as film formers.  The polymer in the formula dries on the floor, creating a film.  Film forming maintainers are said to repair the surface, fill minor scratches, provide a quick and easy way to pick up the gloss quickly. 
Maintainers without polymers are referred to as non-film formers.  Non-film formers can be combined with cleaners (for a one step cleaner/maintainer process) or without (requires separate steps of cleaning and maintaining).  Generally these maintainers work by replacing moisture into the film.  Films lose their moisture, lose flexibility and break down. 

SPRAY BUFFS
SOLVENT BASED.  Solvent based products are much more agressive, and remove more finish.  They work quickly and can clean deeper than water based spray buffs.  Generally used with slower speed spray buffing equipment. 

WATER BASED:  Water based spray buffs are generally better cleaners and less damaging to the film.  Water based spray buffs are not as aggressive and can be used with higher speed equipment.   Water based spray buffs can be either film formers or non-film formers.

CLEANER/MAINTAINERS
A relatively new category of maintenance product that cleans and maintains in one step.  Cleaner/Maintainers are almost always non-film formers that work by replacing moisture in the film.
